When choosing a bed one likes to consider comfort and style. Leather is well known for its aesthetics, comfort and durability, therefore making it a popular choice.

Leather beds are stylish and practical. They look expensive and are easy to clean. However there are advantages and disadvantages to buying a leather bed, all of which should be considered before purchased. Get some inspiration from Bedstar’s leather beds, this online beds/mattress shop offer a great variety of bedroom furniture.

Like I said before a leather bed in your bedroom looks elegant and brings style to your room. If your room is a modern room then it will especially work well as it will complement the clean lines so often found in the latest styles. Another advantage is the range of shades of leather you can obtain. Many believe you can only get brown leather, but you can have black, chocolate, brown, white, cream and many more on that scale. You can choose to fit your bedroom.

Above all leather beds are very easy to maintain. You can wipe them down with a cloth or even vacuum them. Along with this they have great durability. It will last you years, and the more scuffed and scratched it gets the more interesting and antique it becomes. A win win situation.

But as with anything where there are advantages there are disadvantages too. The most obvious is the price of a leather bed. They do not come cheap, but is it any wonder with the amount of advantages it brings with it, and as I said it lasts you years. See it as an investment.

Another disadvantage may lie with your ethical views. If you are vegetarian then buying a leather bed might be against your outlook. However you could opt for the faux leather option.

If you have a traditional looking bedroom you may feel a leather bed would not work, however if you look at the variety of beds available then you are more than likely to find a bed that will fit in. Leather beds are a great option for a bedroom. They are durable comfortable and easy to maintain. If you are able to invest in such a piece of furniture then it will serve you for years, it will become part of the family. Click here now for more information.

With warm weather hopefully heading our way this summer, with the sun out during the day and balmy summer nights ahead, it’s a good idea to make sure that you can keep cool and relaxed when staying in on an evening. You don’t want to be leaving windows open or air conditioning on all night, but there are other ways in which you can ensure that you don’t overheat. Being too hot can prevent a good night’s sleep as it can stop you from sleeping deeply, causing you instead to sleep lightly and wake up without that fully refreshed feeling.

We usually spend up to eight hours a night in our beds. Comfort is extremely important, then, when choosing bedding. Satin sheets are considered very sexy and romantic with the added benefit of keeping you cool because they are so light. They’re also the most fashionable sheets on the market and available in a wide range of colours to make any bedroom look luxurious. The main problem with satin is its slippery qualities, and you may find yourself and your pillows sliding around if you happen to shift occasionally in your sleep. Polyester sheets are a bit stiff and uncomfortable, and flannel, although cosy and soft, will keep you far too warm for summer, although it’s a good winter alternative. Percale blend sheets are another option with the soft comfortable feel of cotton but generally cooler. However these sheets do not last very long and have to be regularly replaced.

Pyjamas and sleepwear are other concerns for those warm summer nights. You don’t want to be wearing full length flannel pyjamas in hot weather, so it’s best to opt for short, simple nightdresses or pyjama sets made up of shorts and a vest top. Pure cotton or linen, or a combination of the two, is the best choice of material for keeping you cool. And you don’t have to sacrifice fashion for comfort with the pyjamas available, as many short and top sets are cute and playful, with short nightdresses a sexier, flirtatious option if there’s someone at home you want to impress.

So keep cool this summer with light bedding and pyjamas to help you get a good night’s sleep. Visit the online department store Very.co.uk for a wide range of good quality bedding and any type of nightwear.

Many creations have been conceived within the realm of French cooking. One popular dish is the thin pancake wrap known as the crepe. Although in its most popular form it is served as a sweet-tasting dessert, it is quite versatile. When mixed with savory ingredients, it can be transformed into a tasty entree for lunch and dinner. In fact, the different versions available are too many to count.

The Sweet Crepe

Most examples of this dish in its most notable, sweet form could be found either on the breakfast or dessert menu.

The nutella crepe is filled with a hazelnut chocolate spread along with a dash of powdered sugar. This may seem like a dessert, but it’s actually a quite popular breakfast item. The French usually prefer to keep their morning meals light.

For a real French dessert, there is the Suzette. This version is doused in the french liqueur Grand Marnier with an sprinkle of orange zest. It comes with a helping of whipped cream and goes perfectly with an after dinner cordial.

The Savory Crepe

Considering that it is merely a wrap in its bare form, this delicacy is ideal for experimentation. It’s for this very reason that so many cooks and diners have grown to love it served as a savory dish.

For those seeking a filling entree, this dish has proven compatible with beef, chicken, fish and pork. Similar to many savory French entrees, these are usually lathered in sauce.

Others who are interested in a light lunch or afternoon snack are also in luck. There are dozens of cheese fillings available — this is France, after all. Vegetarians and vegans have even used it as a purely vegetable dish, often with spinach and leeks.

The Versatile Dish

There is a reason why the crpe has become such a staple in French cooking. In a style of cuisine that has won the hearts of food critics worldwide, such a versatile dish is well appreciated. With global networking at all-time high, there’s no reason this tasty treat won’t work its way into the repertoire of chefs around the world, not just France.

Next check out more tips and resources for french cooking, french wines, and travel in France.

I took French all through school and have found it very useful to have a second language that I can speak fairly fluently. So, when my own children reached school age, I’ve encouraged them to take a language too. They both chose Spanish. So, when we planned a family trip to France for last fall, I searched for a French language program that my husband and two children could take online to get a good basic understanding of the language. I researched all of the programs and the one I settled on was Rocket French. The Rocket Language series are really well put together and make it easy to start speaking the language pretty quickly. Their lessons and games, also made it really fun for my family. They learned well enough that each of them could make their way on their own during a trip. We certainly felt that the Rocket French program was a real value.

What is remodeling?

Remodeling is updating or altering the appearance and functional utility of a building. Home remodeling is big business. It accounts for about 40% of all residential construction spending and about 2% of the U.S. economy.

So to answer the question “Is it worthwhile to remodel my house?”
Probably; however, there are many factors to consider.

Why Remodel?

First you need to determine what’s your motivation? Why do you want to remodel? Are you remodeling for your self and your families enjoyment or to increase your appraised value?

Second do not expect a full recovery of your remodeling investment. Some estimates are as low as 40 cents on the dollar. Others, depending on what you remodel may recover more than 80%.

When to Remodel?

Other factors that will impact the return on your investment:
1.	What sort of economic times are you experiencing? Are you in an up or down market?
2.	How long do you tend to stay in the home? The longer the better for a good return on your investment.
3.	How’s the housing market in your area? Are you competing against a lot of new tract homes?
4.	How will the remodel will impact your appraised value? Find out before you invest your money.
5.	How strong is the resale market? Ask a local Realtor for comparable sales for your area.
6.	How soon do you plan on selling?
7.	Do you plan to sell with full MLS service, FSBO, or Flat Fee MLS?

Who should remodel?

Ask yourself who will do the remodel? How good are you at remodeling?
If you’re not really handy, maybe find a friend and barter or trade services.
Are you going to do the work or hire the project out?

If you are considering remodeling, get three bids from local firms. Ask brokers, lenders, and appraisers if the cost of the remodel warrants completion.
The percentage of return on the investment for remodeling will change over time and vary from area to area. Ask the professionals.

Weigh carefully the expense of remodeling based on the return. Do only those projects which will bring you a significantly higher sales price or greater family pleasure.
Improvements and upgrades cause anguish for most sellers, because a seller wants to recover the full dollar value of the improvements. The industry standard suggests you will get back about 40 cents on every dollar. Don’t expect to recover the full amount.

For Example, if you put in improvements totaling $10,000, you should expect a net return of approximately $4,000. As a seller, you must remember that you put in that nice brick walkway because you wanted it, not for its resale value.

What should you remodel?

Average 2007 cost vs. a value report – average ROI

Deck – 85.4%
A major kitchen remodel – 78.3%
A bathroom remodel – 78.3%

Kitchen and Bath remodels are always safe to consider for good dollar return on your investment.

Know this answer; are you adding something to the home that will bring you and your family pleasure and enjoyment or are you adding something to add value?
Two very different considerations.

Areas of remodel that will bring you only marginal return on your investment are:
1. Home office
2. Sunroom additions
3. Family room additions
4. Master suite additions

Regional differences are also a consideration.

In the West Kitchens and baths are big.
East coast and North leans more to siding, dual pane window and energy types of remodeling.
The South is big on family rooms, sidings, kitchens and replacements.
And the Mid West leans toward kitchens, baths and decks.

Summary

Overall the two normally safe areas to consider upgrading and remodeling for the greatest return on your investment, are bathrooms and kitchens.

You need to answer these questions before you begin:
1. Why are you remodeling?
2. Who will do the remodeling?
3. What are you going to remodel?
4. How long do you plan to stay in the home?
5. How will you pay for the remodel?
6. What return on your investment are you expecting?

If you answer these questions and plan your project, you can probably recoup between 40 and 80 percent of your remodeling costs.

The term originates from the Latin word "antiquus" which means "old" or "ancient". An object has to be made from an earlier period than the present.
Antique experts and collectors have different factors in considering or defining antique, but a common denominator is the age of the items. An object has to be made from an earlier period than the present. Moreover, an object has to be at least 100 years old to qualify as antique.

Other antique experts and collectors regard a hundred year old object not antique enough compared to an item that is at least 300 years old. An antique item in one country may not be considered antique in another country at all. Thus, defining what antique also varies from person to person or from place to place.

Aside from the age of a piece, some antique experts would only describe an object as antique if it is made of the highest quality and features a striking ors one-of-a-kind design.

Antiquing Defined

Antiquing is the art of antique collection. It involves the process of shopping, identifying, negotiating, bargaining and buying so called antique items. Antiques may range from pieces of furniture such as a table, chair, desk, or dresser among others; a piece of jewellery; kitchen pieces such as tableware, dinner sets or pots; sculptures; paintings; maps; coins; stamps; books; other home pieces such as clocks; and carpets as well. Antique furniture is one of the most commonly collected items because of its practical uses.

Antiques can be made of varied materials such as fabric, wood, porcelain, ivory or glass. Antiques are sold in antique shops all over the world. The internet is also a rich source of information for antique collectors. Several websites pertain to antiques which are useful for antique collectors, both old and new.

Antique collection depends on the interests and preferences of antique collectors. Some antique collectors prefer to collect antiques of a specific period only. Mostly, devoted antique collectors spend considerable time and money to acquire a piece to add in the collection.

Antiquing is indeed an expensive hobby but other antique collectors purchase antiques for potential resale and antiquing also refers to the process of making an object appear antique.

Antiques and its Purpose

Antiques are significant artefacts of the past which help historians and archaeologists from understanding the earlier period of human history. All antiques are valuable because these objects represent the past. However, some are considered priceless because they are vital in the recognition and education of the history of a specific place in a specific time so these antiques are placed in museums. Other antiques can be bought in various antique shops for the satisfaction of antique collectors. Antiques are also considered heirlooms hence, also priceless.

Monetary Value of Antiques

The value of antique depends on the number of items available in the market, the condition of the item, and the amount that collectors would pay for it.

Antique appraisal, or the process of determining the value of antiques, is essential to every antique collector. Finding a qualified antique appraiser requires meticulous research. Antique appraisers have different specialization on antiques. An appraiser whose forte is on antique ceramics may not be able to provide valuable details on antique jewellery.

It is also important to note that some pieces of antiques are recommended for antique restoration while others are more valuable as they appear to be. A professional antique restorer provides expert help in determining what needs to undergo essential restoration to add more value to the antique and restore it to its original appearance and function.

Having been a part of e-commerce now for over 10 years. I’ve had the wonderful opportunity of speaking with folks all across the country who have been in the market for new furniture over the years. Many of these individuals were seasoned web shoppers with a lot of knowledge about how products are shipped and what to expect at the time of delivery. They had purchased large ticket items before and shopping online came very natural to them. There are also customers I talked with who were making furniture their first online purchase. They had never purchased so much as a CD or DVD online before and were starting out pretty big so to speak. These customers were always very pleased to find what they were looking for but may have been somewhat unprepared or perhaps didn’t get a chance to read some of the information online about what to expect at the time of delivery or how the product would be packaged when it arrives. I’d like this article to be a guide for consumers who are new to purchasing furniture online and perhaps this will answer some more common questions related to buying furniture online that aren’t normally addressed when shopping furniture stores online and take the mystery out buying furniture online.

How is furniture shipped?

Furniture is shipped several different ways when you purchase it online and when you buy online it is important to read on the website how the product is being shipped so that you are prepared at the time of delivery to receive your new furniture. Most sites are pretty good about sharing this information to their customers so that they will have an idea of how the furniture is coming and who will need to be home to receive it when it comes. Below are the three common ways furniture is shipped when you purchase it online.

UPS/FedEx/DHL/ Ground Services

These are common services used by many online retailers and is used typically for items that are RTA (Ready to Assemble) furniture. [More about this later.] This packaging is small enough that one person can easily manage it and the retailer will usually provide you a tracking number that you can use online to track your package for the date of delivery. The delivery driver will usually bring it to your door but if you live in an large apartment complex or on a second floor they usually deliver to a central location.

These delivery drivers usually run the same routes every day and typically will come with the delivery around the same time frames of the usual deliveries they do in that area. There isn’t a way to schedule a delivery time with this type of delivery as these companies are just too large with too many packages going through their systems to be able to set up timed deliveries so it is best to be able to have someone home to receive delivery on the day they specify or if you know your delivery driver and you live in a safe area where packages can be left at your door you can always leave a note to leave your package.

Standard Truckline Curbside Delivery

These services are usually done through a truckline like Roadway, Yellow, Overnite, Estes, Conway, USF and so many more. Many of the products shipped with these carriers are too large for FedEx or UPS and need to be shipped with a carrier able to handle larger packages. Many of the products shipped with this service are RTA (Ready to Assemble) furniture but many others come fully assembled when being shipped with this method so it is very important to know from the retailer how your product comes packaged. The nice thing about this service though is you can schedule your own delivery for a day that works for you in most cases within a time window of several hours.

Standard curbside delivery service is just that. These are often delivered on semi-trucks with 50 foot long trailers that are not going to be able to back into your drive let alone go through neighborhoods with low telephone or powerlines or where semi trucks are prohibited from being used or can’t turn around. The driver will bring your furniture to the back of the truck but someone will need to be able to receive it and take it inside. Sometimes a service to help customers get it to their front door is available and can be added for a fee to the order. It is referred to by many different names. Lift-gate, inside first threshold, inside residential delivery and many more. The fees for this can vary greatly and if you can have help at the time of delivery this is something that is worth saving as most often your furniture will be in several boxes and typically one to two people can manage most of the furniture products shipped.

White Glove Delivery

This one has always brought a smile to my face as I remember years ago a customer telling me she was rather disappointed. I asked why and she told me that the delivery folks weren’t wearing white gloves when they delivered her furniture. Well… white glove delivery is just an expression used that indicates the furniture is being handled by moving professionals into your home. This is actually a very premium service that not many online retailers offer due to the high costs of the service. The advantage though is that a professional moving company is hired to pickup your furniture and bring it to your home where two professional furniture movers will bring your furniture into the room you need it and help un-box it. If your furniture comes already assembled then you are ready to go as this service usually doesn’t include setup or assembly of furniture. The important thing about this service though is it gets the furniture right into the room where you need it. Much like truckline delivery you can setup a day and time window with the shipping company to schedule delivery.

Is my furniture assembled when it is delivered?

Furniture retailers often ship furniture RTA which in the industry is short for (ready to assemble). This means that the product is shipped unassembled in parts and that there is some assembly required by the person receiving the furniture before they can use it. The reason for this is not to make it difficult on the person buying the furniture but as a means of packaging it in such a way to prevent shipping damage and by packaging it smaller it can ship by a less expensive means which helps to keep the pricing lower for the furniture. Some furniture is shipped assembled in the box though and depending on the size of the piece of furniture purchased you may need assistance receiving it so double check with the retailer if you are unsure. I always liked the retailer joke that said they tried shipping people with the furniture to assemble it but they often got lost or never made it back so they don’t ship people to assemble the furniture anymore. (Anyone need me shipped to Hawaii to assemble some beds?)

What happens if my furniture arrives damaged?

A very good question. Fortunately most furniture arrives just fine when shipped and rare is it that problems happen. However there are times when perhaps a forklift accidentally runs through a box or an item is accidentally impacted and it’s best to be prepared for what to do when this happens. Since it doesn’t happen often, customers are not always prepared for what to do if their furniture has suffered damage in shipping.

Whether an item is shipped UPS/FedEx/DHL or truckline retailers usually ask that customers look over the product themselves since the retailer can’t be there to help should there be an issue. Signs to look for are crushed ends on a box, impact through the box or areas of the box that have been taped over by the shipping company. These are sometimes signs that the furniture may have had an issue in shipping. It is actually best to open up the packaging and inspect the surfaces of the furniture to be free from scratches, dings and dents before you accept it. If you find something you can’t live with, it’s best to note that while the driver is present on the receipt the driver has you sign or to simply refuse the product due to damage. That way a replacement can be sent to you at no charge. Many customers aren’t aware that this is an important extra step in receiving their furniture much in the same way the retailer receives it at the warehouse when it is first inspected. It’s your furniture after all and you want to make sure it’s exactly the way you want it before accepting it.

When ordering furniture online you can take much of the mystery of delivery away by finding out several things. First, find out how it is being shipped and with what carrier. This will help you understand the information you’ll be getting and how to best use it. Second, ask how it comes packaged and if possible the weight of the packages so you can decide if you need to have someone there at the time of delivery to help you. That way you’ll know ahead of time how to plan for getting the furniture into your home. Third, when your furniture is delivered check it over well to make sure everything arrived safely and if you find anything make a note of it on the delivery receipt you sign. Ask the retailer up front before you buy what things you should do in case of damage. It’s a perfectly reasonable question to ask to be prepared in that rare instance that something does happen to your furniture during shipping. Fourth, enjoy your new furniture! It can be very rewarding to find exactly what you’re looking for online when you were unable to find it locally. This is the reason online retailers exist so that they can offer products that their customers want but can’t find anywhere else. If you keep these things in mind when ordering your furniture online, you’re sure to become a seasoned web shopper.

On each flip project a decision must be made as to whether or not the bathroom(s) need to be remodeled. The decision to remodel the bathroom of an investment property is one of the biggest you’ll make as it will also result in one of the largest costs in terms of time and money. The net financial result is what should concern you. Will the remodeling yield a profit on it’s own, or at least contribute proportionately to the overall profit.

The Pros of Remodeling the Bathroom of an Investment House:

Give it the WOW factor! The Wow factor is probably the major reason you would renovate the bathroom. There are three rooms that you want to be impressive; and the bathroom is arguably number one. Mr. and Ms. Buyer will often make their decision based on the condition of the bathroom.

Whether you choose to remodel the whole thing or just replace certain components should be based partly on the criticality of the bathroom in the buy-decision. Done properly a bathroom renovation could well be the deciding factor between getting your price and not selling your house.

An ugly, poorly maintained bathroom will have the potential buyers lowering their pricing expectations disproportionate to the amount it would cost to renovate it. A buyer purchasing a renovated house has expectations that certain things are in good shape thats why theyre buying a house thats already been renovated.

Whether its a facelift or a total gut, that one room can make or break the deal.

If youre working with a very limited budget you can decide which particular parts of your bathroom that you would like remodeled, such as the tub or the toilet or the sink.

If money is not an issue, you may make the decision to remodel your whole bathroom. In addition to deciding what parts of your bathroom you would like remodeled, you will also have complete control over the products and materials used.

For instance, if you wish to replace the toilet, you can choose the quality which suits the budget. What matters is that its new. Knowing that the toilet is new and has never been used is a big deal to some people. They may think I will replace that toilet someday, but its good enough to help facilitate a good overall impression.

Bathroom remodelling can be relatively easy to do depending on the depth you want to go. It is something an average handyman can do by themselves in order to save expenses.

Although you can save yourself money by doing your own remodeling, you may not want to or you may be unable to do so. If that is the case, you still have a choice. That choice is seeking assistance from a professional contractor.

Despite costing more money, your bathroom will be remodeled professionally and often in less time.

It is also important to mention that bathroom remodeling projects can help to increase a homes value. That is one of the biggest pros to having your bathroom remodeled. The increase in value, if there is one, will depend on a number of different factors. Those factors include what type of remodeling is done, as well as how well it is done. Whether you choose to hire the services of a professional bathroom remodeling expert or if you have prior home improvement experience, the decision to remodel your bathroom could significantly increase the value of your home.

Although there are a number of pros to bathroom remodeling, there are also a number of cons. Those cons mainly include the cost of doing so. When it comes to deciding whether or not you want to remodel your bathroom, you will have to make up your own mind; however, when doing so you may want to keep the above mentioned points in mind.

The Cons of Remodeling the Bathroom of an Investment House:

There are two major cons to remodelling for a flip; cost and the impact of a poor job.

If you are contemplating a bathroom remodeling project, these cons may make you want to rethink your decision.

The biggest con to remodeling is the cost, particularly if you go high end on your fixtures. Remodeling for resale is not the same as remodeling for yourself. You must keep this in mind for a flip. The character of the end result should match the character of the house not your idea of what the perfect bathroom should be. Remember, you are in this for profit.

The extent to which you remodel will affect the price as well. If you gut the bathroom down to the joists you will be looking at a lot more than if you simply replaced the toilet and added a tub surround. In addition to the cost of supplies and materials, you also need to determine whether or not there will be any additional costs. For instance, if you make the decision to have your bathroom professionally remodeled, you will need to pay a professional contractor. Although a professional contractor often produces better results, you will find the cost of hiring one fairly high.

In addition to the cost of bathroom remodeling, it is also important to note the time that it will take. How long a bathroom remodeling project lasts will all depend on what is being remodeling. If you are simply looking to replace your toilet, you will find that your remodeling project takes less time than it would if you were planning on remodeling your entire bathroom. The amount of time it takes for remodeling will also depend on how much time can be devoted to it. If you make the decision to hire a professional contractor to remodel your bathroom, the remodeling will likely be done quicker. In addition to knowing exactly what they are doing, professionals can usually devote more time to work than someone who is only doing the work on the side.

Another one of the many cons to remodeling your bathroom is what it can do to your home. As you may already know, it is possible for a bathroom remodeling project to increase the value of your home. While an increase is likely to occur, it is not guaranteed. If your homes value does increase because of a bathroom remodeling project, it will all depend on how much remodeling was done and the result of that remodeling. A professional or quality remodeling job is likely to produce the best increase in value.

What you need to be aware of is what a poor remodeling project can do for your home. There is a chance that a poor bathroom remodeling project could also decrease the value of your home. The chances of that happening are slim, but there is always a chance.

As previously mentioned, when having your bathroom remodeled, you have a choice as to whether you want to do your own remodeling or a have a professional do it for you.

When it comes to bathroom remodeling, you will find that are more cons to do it yourself bathroom remodeling.

As you can see, there are a number of bathroom remodeling cons. Although it may seem as if it isnt worth it to remodel your bathroom, there are also a number of bathroom remodeling pros. These pros include a new bathroom and the possibility of increasing your homes value. If you are interested in remodeling your bathroom, only you can decide whether or not it would be worth it and given your skill set and time, what the best approach would be.
